The demand is already proven
Our founding team operates an existing pharmacy and clinic at 55 Dundas Street East — just a 7-minute walk from our new location at 231 Dundas. That operation serves thousands of patients and generates $4M in annual revenue. Wait times regularly hit 1-3 hours because demand exceeds capacity.
We're not guessing whether patients exist. We're absorbing overflow from a location that can't keep up.
The demographics
Within a 3km radius of 231 Dundas, there are over 200,000 residents. The Dundas corridor is a high-density transit route — streetcar and subway access bring foot traffic from across the city. Toronto Metropolitan University, George Brown College, and OCAD University are all nearby, bringing a significant student population that values accessible, affordable pharmacy services.
And the area is growing. Regent Park revitalization and surrounding condo developments are adding thousands of new residents every year.
The competitive gap
There are chain pharmacies within 2km. There are independent pharmacies. But none of them offer Level C compounding. None of them have an integrated clinic in the same building. None of them offer free delivery with the service model we've built.
Our lease at 231 Dundas includes a 10-year term with a 5-year renewal option and an exclusive use clause — meaning no competing pharmacy or walk-in clinic can open in the same building.
The network effect
Having two locations within walking distance of each other creates a network effect. Patients at 55 Dundas who need compounding services can be referred to 231 Dundas. Overflow from one clinic feeds the other. Marketing costs are shared across a larger patient base.
